Jim and Sean Hallett, the owners of the Indy Fuel ice hockey team, have announced plans to develop a sports and family entertainment destination in Greenwood, Indiana.
The proposed $40 million project will be developed by Hallett-owned Indiana Ice Arenas LLC and Indianapolis-based Gershman Partners. The two companies have signed letters of intent with the City of Greenwood to develop a 60-acre site alongside Interstate 65.
There are two components to their plans. The first, Greenwood Sportsplex, serves as the anchor. Built at a cost of $25 million, the 175,000-square-feet facility would house two ice rinks, two turf fields, five basketball courts (convertible to 10 volleyball courts), a fitness/training facility, pro shop, locker rooms and food service facilities. This first phase also includes approximately 10 outlets geared toward dining, retail and entertainment. The second component is a multi-phased development including entertainment, dining and hospitality facilities. Agreements are in place with Xscape Theatres and Main Event Entertainment to serve as anchors. Other plans for the site include a 200-room hotel and further retail and restaurants.
“We recognised the potential for this project for quite some time,” says Ryan Gershman, principal of Gershman Partners. “We are pleased to announce that the first phase of the project is moving forward as both a community and regional destination for sports, entertainment, dining and retail.”
The Greenwood Redevelopment Commission (RDC) is to vote on an incentive package in July. Zoning and plan/site approvals are also required. Indiana Ice Arenas and Gershman Partners have asked for definitive agreements by the end of August.
