Greenspan Projects Ltd., a creative design and build specialist, is celebrating the launch of Albatross Entertainment’s new venue in New Jersey, US, which has been dubbed the ‘world’s largest indoor mini golf and luxury bowling destination’.

The premium social experience features an 18-hole indoor tech-enhanced mini golf experience, 24 high-end bowling lanes, and an extensive cocktail bar, arranged across 55,000 square feet.

The venue’s hallmark mini golf attraction was designed and built by Greenspan and provides a completely immersive, gamified experience that forms the core of Albatross’ wider leisure offering. The key aim of this design was to ‘simulate exquisite experiences for guests that many would not likely have the pleasure of doing in real life’.

Unique theming & technology

Greenspan was the end-to-end partner for this mini golf attraction, and delivered its concept design, fabrication and build, and installation and integration.

In this, Albatross’ vision was translated into a physically and visually engaging course layout that considered visitor flow and playability. Greenspan developed the software for a fully bespoke scoring system, and delivered the course build, including scenic theming and sculpting, millwork and custom steel fabrication, graphic design and wall decoration.

By working closely with the venue’s wider construction timeline, the company ensured a timely launch.

As with all Greenspan projects, each of the 18 holes was individually designed and built to offer a unique playing experience. Instead of relying on off-the-shelf components and traditional mini golf design features such as windmills and loop-the-loops, the team collaborated closely with the client to develop bespoke hole concepts, each with its own visual theme, challenge profile, and interactive elements.

This approach has resulted in a course that reflects the Albatross ethos, from its proprietary scoring and playstyle technology to large-scale showpieces such as scale models of the Eiffel Tower, the Hollywood Sign, and a real private jet fuselage.

Potential of indoor mini-golf attractions

With an enormous footprint dedicated to indoor mini golf, the Albatross project stands as the biggest indoor attraction of its kind worldwide.

Its official opening on 18 June garnered widespread media attention, with particular attention to the mini golf attraction which highlighted its role as a primary draw for first-time and repeat visitors.

The venue has welcomed more than 15,000 visitors within the first month of trading and demonstrates the commercial viability of indoor mini golf as a scalable, high-margin anchor attraction.

When positioned as part of a wider mixed-use entertainment offering, mini golf drives:

  • Cross-spend in F&B and event bookings.
  • Marketing reach through social media engagement.
  • Recurring footfall across a broad demographic.
  • Revenue resilience due to all-weather operation.

Indoor mini golf, not just at this scale, offers an attractive investment opportunity in the expanding experiential leisure space, with manageable operating overhead and strong ROI potential.

Greenspan recently announced the launch of the world’s first Puttify venue at Revel & Roll West in Kalamazoo, Michigan, US, where it joins attractions including bowling, axe-throwing, laser tag, arcade games, among others.
