Greenspan Projects Ltd., a creative design and build specialist, has shared details of a project for Seal Bay Resort in Selsey, UK, where the firm has designed and constructed an indoor adventure hub. Activities include climbing walls, adventure play, bounce nets and adventure golf.
Previously known as Bunn Leisure, Seal Bay Resort is an award-winning Cove Communities holiday park on the South Coast of England. It is a popular destination for vacations ranging from family beach breaks to self-catering holidays.
Unique adventure attraction
Cove UK reached out to Greenspan Projects to realise its idea of adding a new adventure attraction to improve its offerings. This was to be located in an existing area of the site and was to be accompanied by the refurbishment of an established attraction – the park’s much-loved bowling arcade with a twist, Bowling Bay.
The Dockyard adventure play area is located in the resort’s main complex close to the arcade. This area offers a variety of activities centred on an enormous steel structure that complements the broader voyage theme.
Seal Bay’s ambitions for a wholly original concept became clear during the design development. As a result, the area features a range of attractions selected to appeal to visitors of all ages, with climbing walls, bounce nets, adventure play, and a nine-hole adventure golf course.
Keen climbers and clamberers will be able to enjoy a variety of climbing walls which vary in difficulty and are suited for climbers of all abilities. Visitors will climb the rigging, and at the top if they are courageous they can continue to the nets challenge.
Three different suspended nets are available in the Bounce Nets, and offer views across the adventure complex. One is designed especially for visitors aged three to five years and includes fun inflatables. The top of the netting can be reached via stairs in the middle of the Dockyard or by the wooden Adventure Play building. This building features different routes to the top of the bounce netting and is ideal for hide-and-seek, with the possibility of appearing in multiple locations.

In addition, the family-friendly nine-hole indoor adventure golf invites guests on a journey filled with challenges, with dockyard-themed props, hand-painted rockwork, and treacherous obstacles.
‘Fantastical idea’
The Bowling Bay required a facelift with a “light” approach. Greenspan Projects’ creative design team and project managers entirely reimagined the area, which now has a dockyard theme with an industrial edge. Visitors can experience a unique atmosphere with hand-painted murals, nautical rope furnishings, and activities like VR darts and American pool.
Gordon Bush, head of activities and leisure at Cove UK, comments: “Working with Greenspan to convert what was a fairly standard sports hall into a wonderous space filled with adventurous activities has been an adventure in itself. We are really looking forward to opening the doors to team training later in May and then to our guests to enjoy in June. Greenspan have taken a fantastical idea and are turning it into a reality.”
Gordon Walker, Cove UK operations director, says: “Our directors challenged us to find the best in class developers that would support and add value to our business. We spent 18 months trying to find the right supplier for Cove UK who could fulfil our briefs. When we reached out to Greenspan they listened to our brief and came back with a project that literally left us speechless. We knew right then that we wanted to present this to our directors because it didn’t just fit the brief, it would blow them away.
“Making a business case to spend millions was made easier as the project brief told an imaginative story backed up with jaw-dropping equipment themed all around the Dockyard. Greenspan have been brilliant to partner with and we were so impressed that we added two other projects to our parks in Scotland that have again paid homage to their magnificent locations alongside imaginary play to take the resorts to a whole new level of amazing customer experience.”
Rod Morton, CEO of Greenspan Projects, adds: “This has been incredibly exciting to work on with Cove UK, as part of their new development for Seal Bay Resort. What strikes me most is the sheer level of detail that has gone into the technical design and planning for this project – which has so many levels to it… in more ways than one!
“Our team are highly skilled when it comes to bringing the imagination to life and making sure safety elements are of paramount importance, yet they also work so closely with our clients to ensure they can bring dreams to reality… and that’s what it’s all about. On behalf of the whole Greenspan team, it has been a great experience and we can’t wait to see the finalised attraction in full swing.”
Greenspan Projects Ltd. recently helped to bring an innovative 17-hole indoor golf installation to Lane7 in London. The attraction is designed around a dart board concept, and is split into two vibrant sections with eight holes each, and a shared golf ball gun to complete the course with a bang.
