Center Parcs unveils site plan for first holiday village in Scotland

Center Parcs aims to submit plans this summer

Center Parcs has unveiled the initial plans for the layout of its first holiday village in Scotland, set to offer lodges, a water park and a spa.

The preliminary zoning proposals for the Scottish Borders holiday village were revealed earlier this month at a public exhibition at Lilliesleaf Village Hall.

If the plans are approved, the new village will include up to 700 lodges and apartments, the Aqua Sana Forest Spa, and an indoor water park.

It will also feature indoor and outdoor leisure and sports facilities, retail and dining outlets, and a local heritage centre.

Colin McKinlay, chief executive of Center Parcs, said: “The unveiling of this zoning plan marks an important first step in bringing our vision for a Center Parcs village in the Scottish Borders to life.”

The zoning plan is not a final document and could change as technical work progresses and feedback is received in the coming months, Center Parcs said in a statement.

The final masterplan will be submitted in a planning application later this year. The estimated cost of the new village is between £350 million and £400m.

Key features of the zoning plan include six designated zones where lodges may be situated, and potential locations for key buildings like leisure and dining venues.

Also, a long driveway from the west of the site is proposed as the main access route, and areas containing heritage assets have been identified and will not be developed.

Areas home to woodland will be retained and enhanced, while new wetlands, wildflower meadows and lochs will be introduced.

“This early-stage plan provides a foundation for thoughtful development, ensuring that environmental, heritage, and community factors remain central to our approach,” McKinlay said.

“We are committed to listening to the local community as we refine our plans over the coming months, with the aim of submitting a formal planning application in the summer.” 

Three additional public consultation events, which all run from 2pm–7pm, will be held at: 

  • Denholm Village Hall: 26 March
  • Selkirk RFC: 24 April
  • Hawick RFC: 20 May

In addition, Center Parcs will host a community open day at Hawick RFC on 21 May from 11am to 7pm.

Center Parcs has six holiday villages across the UK and Ireland.
