The Columbus Zoo and Aquarium in Ohio is seeking a developer for a new hotel as part of its expansion plans.
As part of a long-term expansion initiative, the organisation has issued a request for qualifications (RFQ) for a developer to finance, construct, and potentially operate the new lodging experience.
Per the RFQ, Columbus Zoo is looking for a partner to build a themed, upscale destination hotel that integrates hospitality, conservation, and immersive design while serving both overnight guests and local visitors.

The proposed hotel will be located adjacent to the entrances of the Columbus Zoo and Zoombezi Bay water park with a future aquarium planned nearby.
The RFQ invites experienced developers to submit qualifications and expressions of interest (EOI) for a destination hotel concept that supports the zoo’s long-term vision and enhances the guest experience, with submissions due by 5pm on 22 May.
The zoo asked respondents to consider a baseline framework for the proposed destination hotel, beginning with a minimum of 130 guest rooms.
Among the rooms requested are king rooms, double-queen rooms, family-oriented accommodations with themed bunk beds, and suites, with select rooms featuring animal-inspired designs and views of the zoo and Zoombezi Bay.

Food and beverage offerings would centre on a full-service restaurant designed to serve hotel guests, attraction visitors, and residents, alongside a café or grab-and-go outlet.
Planned amenities include an indoor pool with a waterslide and whirlpool, as well as a fitness centre, a 24-hour retail outlet, and a themed lobby integrating conservation and educational programming.
The meeting and event component would total roughly 7,750 square feet, anchored by a divisible ballroom, breakout rooms, pre-function space, and an executive boardroom.
Hotel to overlook Zoombezi Bay
To enhance the guest experience, the framework also calls for direct pedestrian access to the zoo, early access to attractions for hotel guests, and bundled packages linking the hotel to zoo attractions.
In the RFQ, the zoo estimated total development costs at approximately $32 million to $45m, excluding land, based on a projected cost of $250,000 to $350,000 per guest room for the proposed 130-room hotel.
In 2023, the zoo introduced its 2040 master plan for its four parks in Ohio, designed to enhance guest and animal experiences, strengthen conservation leadership, and improve sustainability and visitor engagement.
