The Old Port of Montreal, a recreational tourism site in the City of Montreal, Canada, has revealed a new development opportunity. In partnership with CBRE Ltd., the Old Port of Montreal is arranging negotiated invitations to bid to refurbish or completely redevelop its Hangar 16 site. Its vision is to welcome a new, iconic marquee attraction in this high-traffic tourist area.
Strategically connected to downtown Montreal and flanked by the Old Montreal heritage district and the shores of the majestic St. Lawrence River, the Old Port is a bustling sector supported by a thriving scene of local restaurants and accommodations.
A waterfront parcel surrounded by iconic landmarks
The former two-storey industrial building known as Hangar 16 sits on a 42,000 SF waterfront parcel with views of iconic landmarks such as Jacques-Cartier Bridge, the city skyline, Montreal’s observation wheel, the urban beach, and the historic clock tower.
The site annually welcomes more than 6 million visitors. The nearby international cruise terminal welcomes over 10,000 passengers annually and the on-site Montreal Science Centre alone welcomes 650,000 visitors each year, from families and school groups to private and corporate events alike.
The site’s total available market of 24.1 million visitors is projected to grow to 26.5 million by 2024.
A four-season site with a wide range of demographic markets
Operating all year round, the Old Port of Montreal takes part in the city’s dynamic festival culture and welcomes world-renowned music and cultural festivals even in the winter months when the site becomes a hub for winter sports, outdoor family activities, and the wildly popular Igloofest.
The site enjoys local, provincial, and national visibility and attracts a full range of demographic markets thanks to its home in an international city recognized for its culture, green spaces, innovation hubs, and nightlife. The Old Port is also a heritage site renowned for its authentic industrial charm and is just steps away from exclusive boutiques, numerous museums, and a stylish spa district.
In the summer, the Old Port of Montreal serves as the home for Cirque du Soleil while its festive summer programming delights residents and tourists alike under skies that light up with international fireworks festivals.
The site attracts both national and international tourists who visit the city during festival season, attend sporting events such as the Formula One, enjoy the province’s growing outdoor industry, visit the nearby Montreal Casino, or explore the miles of shopping and restaurants in Montreal’s underground city.
